How this number is built

Commercial cleaning isn't priced per room like a house — it's priced from time. Every good janitorial bid works the same way:

  1. Time the job. Square footage ÷ production rate gives cleaning hours, plus extra time for restrooms. 10,000 ÷ 3,000 + restrooms
  2. Cost the labor. Hours × your loaded rate — the real cost of an employee, not just their wage.
  3. Scale to the month. Cost per cleaning × cleanings per month (weekly × 4.33).
  4. Add supplies & overhead. The costs that don't show up on a timesheet but are real.
  5. Add your margin. Price so profit is a share of the bid, not an afterthought: cost ÷ (1 − margin).

The per-sq-ft-per-month figure is your reality check — it's how facilities managers compare bids, and it's how you spot when you've priced yourself into a loss.
